🔷 1. Introduction
The dream of Housing for All in India is being realized through the Prime Minister Awas Yojana–Urban (PMAY-U).
Its new and upgraded version, PM Awas Yojana–Urban 2.0, has been designed keeping in mind the changing needs of
the urban poor, middle class and migrant workers.
This scheme is extremely important for UPSC, MPPSC and other competitive examinations as it is directly linked
to social justice, urban development, economic empowerment and the welfare state.
🔷 2. Objectives of the Scheme
- Providing permanent, safe and affordable housing in urban areas
- Financial assistance to EWS, LIG and MIG categories for house purchase or construction
- Slum eradication and ensuring a dignified standard of living
- Priority to women, persons with disabilities and senior citizens
- Promotion of sustainable and green housing
🔷 3. Components of PM Awas Yojana–Urban 2.0
In-Situ Slum Redevelopment focuses on redevelopment of slums at the same location.
Credit Linked Subsidy Scheme provides interest subsidy on home loans.
Affordable Housing in Partnership promotes affordable housing through collaboration between government and private sector.
Beneficiary Led Construction allows beneficiaries to construct houses with government assistance.
🔷 4. Eligibility Criteria
The beneficiary should not own a pucca house anywhere in India, must be a resident of an urban area,
and Aadhaar card is mandatory.
Income categories include EWS up to ₹3 lakh, LIG ₹3–6 lakh, MIG-I ₹6–12 lakh and MIG-II ₹12–18 lakh per annum.
🔷 5. Subsidy and Financial Benefits
EWS and LIG categories receive interest subsidy up to 6.5 percent,
MIG-I up to 4 percent and MIG-II up to 3 percent.
The maximum financial benefit can go up to ₹2.67 lakh.
Special preference is given to women ownership and senior citizens.

Simplified digital application process, GIS-based monitoring,
special focus on rental housing for migrant workers,
greater flexibility to states and promotion of green building technology.
